Also, I'm really excited that we got our SOLD sign! I didn't think we'd be getting one, so this was a nice surprise.
The pre-drywall meeting is on Monday. Unfortunately I have to miss it :( I'm giving my husband my camera and a list of things I'd like him to take pictures of. I don't think things will be much different than they were earlier in the week, so hopefully I won't be missing much. He is taking a home inspector along with him to check things out. Hopefully it will already be perfect.

How'd you get such a low rate? When did you lock it? I don't think points are generally worth it, but I am not sure.
ReplyDeleteSo after some clarification from my husband, this rate could still fluctuate. This was the rate as of December 27th when they mailed the document, so I guess it can still go up a bit (hopefully not too mcuh). We haven't locked yet but hope to this week.
ReplyDeleteHi km, i have some useful info about the rates......we locked in at 3.875 and paid about $400 as well, with the help of a friend, u can email privately if u want...zsaymeh@hotmail.com, although i did hear rates went up from a couple months ago. This part of the process feels slow and then all of a sudden ur at closing, so enjoy it as much as possible.......the lock in was seriously very stressful for us, but u can definitely strategize a bit to help. Hope it goes well. And yes u rnt locked in yet, but u will have the opportunity to lock in before you know it.

ReplyDeleteI am a little nervous about locking in as well. We got approved at 4.25 and while I'm sure it probably went up since them, I hope not too much! We have to wait about 1 month and a half before we lock in and I really hope things stay ok interest rate wise. When I asked our NVR Rep about points, he told us there were no points on the loan. Not sure why, but we will ask again. Not sure if it would be worth our while though, but we'll see.
ReplyDeleteSo at that rate there are no points, but when u ask they should give you different rates. Here is an example of a previous email....my hub and I used to ask our nvr rep every single day, even if we couldnt lock in yet....they were very accomodating. The point mean, you will be charged that percentage on the whole amount of your loan. "Here are rates for today on a 30 day lock
ReplyDelete4.125% - cost 0 points – we would credit .375% towards closing cost
4% - cost 0 points
3.875% - cost .25%
3.75% - cost .875%" Anyone that will lock in should really read up about the whole process, it helps knowing exactly what you will be going thru.

Another example..we are closing June 20th and are to nervous about rates going up. So we are paying 1% of loan amount to lock for 120 days! It is worth it to us but everyone is different. We are also paying 1% to buy the rate down from 5% to 4.75%. Hope this helps!
